What is an Energy Performance Certificate?

SceneryAn Energy Performance Certificate (EPC) is produced by an accredited Domestic Energy Assessor (DEA) following an inspection of the property and provides an A-G rating communicating the dwellings energy efficiency, carbon emissions and environmental impact. It is calculated in accordance with a Government methodology, which considers insulation, heating, hot water systems, ventilation and fuels used. An account will also be provided on how consumers can improve the rating through energy efficiency methods.


What to expect when a Domestic Energy Assessor (DEA) inspects a property

The DEA will be taking internal/external measurements of the property, sketching floor plans and making brief notes. Photographs of some aspects of the property and some appliances to complete the Energy Performance
Certificate. Admittance to all rooms in the property will be required in order to assess the methods of heating, lighting and ventilation used. Unobstructed access is required to the meter box, heating system and their controls. A check of the roof space is required to assess insulation.
